To match the key of the recorded version, tune your guitar to flat tuning Eb Ab Db Gb Bb Eb. 

The correct lyric of the first line is: In the town where I was born, lived a man who sailed to sea.
At "the band begins to play" try staying on a G chord from the word "play" until the chorus.
The corrected version of this song by vulcanvt just adds some incorrect chords to the chorus. The C chord indicated in the chorus should be a G chord.
